POSITIVE INTERIM RESULTS 2026: transaction volume €150 million
RHE Grundbesitz reports a positive interim performance for the 2026 financial year. Despite a persistently challenging market and financing environment, the Berlin-based investment firm has successfully facilitated real estate transactions with a total volume of approximately €150 million so far this year.
RHE also has a robust pipeline for the second half of the year. The company is currently managing additional exclusive sales mandates with a total volume of just under €70 million, alongside other ongoing acquisition and disposal processes.
“We have demonstrated that transactions are possible even in a challenging market environment. Today, more than ever, the key is to align the expectations of sellers and buyers and to identify the right capital partner for an investment,” says Delano Kyles, Managing Partner at RHE Grundbesitz.
Investors with strong equity positions capitalize on the market environment
According to RHE’s observations, investors with strong equity positions, in particular, are showing a high willingness to transact.
Family offices and private portfolio holders, above all, are pursuing clear strategies to further develop their real estate portfolios. Their focus is on selective acquisitions to consolidate and expand existing holdings in strategically important locations. Investments offering long-term stable cash flows combined with potential for value appreciation or development are in particularly high demand.
A significant advantage for many currently active buyers is their strong equity base. This enables them to operate largely independently of banks and to execute transactions relatively quickly, even within a selective financing environment. “Capital is available—it is simply being deployed much more selectively than in previous market phases. A sound business case, robust cash flows, and a clear outlook for long-term value appreciation are crucial today. Family offices with strong equity positions, in particular, are leveraging the current market environment to expand their portfolios in select locations,” says Delano Kyles.
International capital seeks local partners
At the same time, RHE is noting growing interest from international investors in the German real estate market. Local operational partnerships are becoming increasingly important in this context. International capital partners are increasingly seeking to collaborate with experienced local players who can identify suitable investment opportunities, facilitate market access, and provide operational support for transactions.
RHE sees additional potential in the coming months arising from the combination of international equity and local market and transaction expertise.
“We are increasingly holding discussions with international investors who intend to invest in Germany but are looking for an experienced local partner to do so. We see significant potential precisely at this intersection of capital, local market access, and concrete transaction execution,” explains Delano Kyles.
Residential remains the most sought-after asset class
Residential property remains the most sought-after asset class by a wide margin. Berlin, in particular, ranks high on the investment criteria of numerous investors. Despite a challenging regulatory environment, RHE considers the capital to be one of the most attractive German real estate markets due to its favorable long-term fundamentals.
High demand for housing is met with a limited supply of new construction, thereby supporting the long-term development of the residential market. Consequently, long-term holders and family offices, in particular, continue to actively seek residential investment opportunities in Berlin. Optimism for Year-End Business
With a transaction volume of around €150 million already realized, further exclusive mandates totaling just under €70 million, and additional ongoing acquisition and sales processes, RHE Grundbesitz looks forward to the coming months with confidence.
“We anticipate an active year-end period. The investors are there, and the capital is available—but quality, speed, and realistic pricing determine whether a transaction actually goes through,” says Delano Kyles.
