Between Restraint and Renewal
With the Tag der Immobilienwirtschaft (Real Estate Industry Day) hosted by the ZIA (German Real Estate Federation), the RUECKERCONSULT GmbH INVESTMENTexpo, and the FRETI Awards, the industry presented a distinctly bifurcated picture this week.
On one hand, a perceptibly subdued mood was palpable among many major German institutional market participants. This was frequently accompanied by an attitude favoring a “wait-and-see” approach for the time being—because “yields aren’t what they used to be”—and was underscored by discussions regarding external challenges that have been shaping the market for years now.
At the same time, however, there were recurring instances of precisely those exceptions—market participants who think differently: players who not only want to buy, but also have the ability to buy. Meeting these specific players, understanding their perspectives, and deriving concrete opportunities for our clients from these interactions is what made this week so valuable.
The contrast observed at the FRETI Awards in the evening was particularly fascinating. There, one encountered a new generation of entrepreneurs—individuals brimming with energy, optimism, and a genuine “get-it-done” mentality. These are people who don’t just talk about problems, but develop concrete solutions and put them into action—for instance, by leveraging AI and robotics to significantly reduce operating costs and manage properties more efficiently.
This demonstrates that opportunities for returns still exist. Today, however, they arise less automatically from steadily rising rents on new leases, and increasingly from an active focus on the property in operation—in other words, by generating “more net from the gross.”
Perhaps what the market needs right now is less of a backward glance at past yield levels, and more of the courage to consistently forge new paths.
If there is one thing that lingers from this week, it is perhaps precisely this:
The future is rarely created by waiting. It is created by taking initiative.
